JAN–MAR: Safety + Paperwork
- Add grab bars, brighter bulbs, lever door handles; remove throw rugs.Test smoke/CO alarms; replace batteries.Gather estate docs (trust, will, POA, health directive).
- Confirm how title is held; if you have a trust, make sure the home is titled in the trust.
- Start a “home file”: warranties, permits, improvement receipts.
APR–JUN: Light Show-Prep
- Touch-up paint, caulk, grout; swap tired switch plates.
- Service HVAC; replace filters; clean vents.
- Refresh curb appeal: weed, mulch, a few pots at the entry.
JUL–SEP: Comfort + Efficiency
- Replace aging showerheads/faucets; fix drips.
- Simple efficiency wins: LED bulbs; consider a basic smart thermostat.
- Declutter five boxes per month—donate, share with family, shred.
OCT–DEC: Documentation + Photos
- Take daylight photos of rooms/yard for your file.
- Update your home inventory (for insurance).
